Resort Group's History

Resort Group was first incorporated in 1986, although Mountain Resorts, our oldest and largest hospitality company, has been operating successfully in Steamboat Springs since 1976. Our founders were determined to develop a profitable and sustainable business to provide comprehensive property management services to homeowners, as well as meaningful employment to locals working in the hospitality industry. Over the past four decades, our team has effectively grown the company by building long-term relationships with our partners, staying committed to our core values, giving back to our community, and adapting to the inevitable changes in property management along the way. Currently Resort Group manages over 90 homeowners' and commercial property associations with more than 5,000 individual units, over 600 of which are nightly rentals. Resort Group is proud to be the largest, privately-owned property management firm in Steamboat Springs, Colorado.

Resort Group Timeline

Below is a brief timeline with essential milestones in the growth of Resort Group over the years.

1986 Andy Van Baak begins Resort Group with the management of Casa del Mar in Galveston, TX and hires Resort Group's longest tenured employee, Theresa Elliott
1994 Andy purchases the Hotel Bristol in downtown Steamboat Springs and tasks Resort Group with its management
1997 Resort Group aquires Mountain Resorts, a Steamboat Springs property management and nightly rental company with over 15 associations and more than 400 rental condominiums
2000 Mountain Resorts aquires Big Country Management, a Steamboat Springs property management and nightly rental company with many condominiums and private home management contracts
2000 Resort Group hires Dan Dean, future Chief Executive Officer
2001 Mountain Resorts secures the management contract of The Ranch at Steamboat, a highly sought after resort property on the shoulder of Steamboat Ski Area
2002 Completes construction of building #1 of the Resort Group Campus; Resort Group and Mountain Resorts offices and check-in facility are moved in
2004 Resort Group acquires Johnston Shipley Management & contracts from East West Resorts, allowing for the consolidation and rebranding of Storm Meadows operations under Mountain Resorts
2004 Resort Group establishes Steamboat Association Management to handle the association management needs of residential type properties with little to no nightly rentals
2005 Resort Group acquires Pioneer Ridge Management, a Steamboat Springs property management and nightly rental company with many desirable condominiums and private home management contracts
2005 Completes construction of building #2 of the Resort Group campus; Steamboat Association Management offices are moved into the new building
2005 Resort Group hires Mark Walker, future President
2006 Resort Group acquires Colorado Resort Services and splits management and rental contracts between Mountain Resorts and Pioneer Ridge
2008 Resort Group establishes Colorado Commercial Services to address the needs of commercial property management in Steamboat Springs, Colorado
2008 Completes construction of building #3, completing the final phase of the Resort Group Campus; Pioneer Ridge moves offices and check-in facility into building #3. In the basement of building #3, Resort Group builds a custom commercial laundry facility capable of handling all the commercial laundry needs of Resort Group companies as well as potential outside clients.
2009 Pioneer Ridge and Colorado Commercial Services secure the management contracts of prominent mixed use developments in downtown Steamboat Springs: AlpenGlow Lofts & Townhomes, Olympian, Victoria & Howelsen Place
2010 Mountain Resorts secures the management contract of the brand new luxury development Highmark Steamboat
2012 Mountain Resorts oversees the $4-5 million dollar exterior renovation and rebranding of the 60 unit Phoenix at Steamboat Condominium complex
2015 Mountain Resorts secures the property management contracts and a majority of nightly rental contracts for Bronze Tree Condominiums and The West Condominiums.
2016 Resort Group acquires Simply Steamboat, a respected local property management company representing upscale properties with highly personalized services.
2017 Mountain Resorts secures the property management contracts and a majority of the nightly rental contracts for Chateau Chamonix Condominiums.
2017 Simply Steamboat secures the property management contract and a majority of the nightly rental contracts for Trappeur's Crossing Resort.
2018 Andy Van Baak sells the Hotel Bristol.
2019 Andy Van Baak retires after more than 30 years leading Resort Group. Andy transfers his share of ownership to his trusted partners of more than 10 years, McDowell Steamboat LLC. This next chapter in our story is the culmination of the McDowell Family's commitment to our team's long-term success and their dedication to the Steamboat Springs community.
2022 Resort Group purchases the Inn at Steamboat for employee housing. The acquisition of this property - with 35 well-appointed rooms, a communal kitchen and dining room, work out facility, indoor common areas, and even a pool and hot tub - gives Resort Group a distinct competitive advantage in attracting and retaining quality employees.
2023 Mountain Resorts secures the property management contract and a majority of the nightly rental contracts for Antlers Steamboat Springs Condominiums.
2023 To better serve the nightly rental guests and property owners of Pioneer Ridge and Mountain Resorts, Resort Group merges the two companies under the 45+ year old brand of Mountain Resorts.
2024 Resort Group initiates its Executive Leadership Succession Plan. Dan Dean and Anita Harcourt transition to advisory and mentorship roles, simultaneous with Steve Frasier being promoted to Chief Executive Officer and Sara Koop becoming Chief Financial Officer.

Resort Group's history in property management dates back over 40 years. It is truly the central element of our business, and we do it well. Due to our longevity and the wealth of experience from our executive staff, Resort Group is exceptionally qualified to provide property management services. Driven by our core company values of honesty, integrity, and accountability, Resort Group offers a personalized approach to each and every client. We view every property owner as a partner, making their investment our responsibility.

Whether the managed property is a multi-unit dwelling, single family home, or commercial complex, Resort Group staff excels at communication, is proactive and involved, current and knowledgeable. We pride ourselves on being levelheaded and resourceful, as well as personable and articulate. Our job as property manager is a balancing act that requires us to anticipate and handle the logistical issues of each property without losing sight our responsibilities to all the people involved.

All of our property management executives, owner representatives, and owner liaisons are licensed by the state of Colorado as community association managers. We do not take our responsibilities as property managers lightly and as such stay up-to-date and knowledgeable about statutes and regulations regarding property managers and home owners associations.

Hospitality Professionals

The heart of any hospitality business is guest service. Resort Group understands this and strives to provide exceptional guest service from the first point of contact to the final good-bye. In order to provide guests with the extraordinary experience they have come to expect from us, we believe the tight integration of our operations departments is essential. From our Vacation Sales Center, front desks, and shuttle service to our housekeeping and maintenance departments, Resort Group prides itself on communication within our organization to provide exemplary service to our visitors.

We know our communities and have called them home for years. This local knowledge as well as the personal relationships we have within our community give our guests a unique advantage, especially when it comes to vacation planning. Beyond finding each guest the perfect place to stay, we also arrange additional vacation components, such as balloon rides, restaurant reservations, lift tickets, and tee times. Our goal is to exceed the expectations of guests so they can create lasting memories of their vacations.

Vacation Sales Center

For many vacationers, speaking with a representative is a vital part of the booking process. The Resort Group Vacation Sales center is our full service, centralized reservations call center which operates seven days per week during peak booking seasons. Staffed by professional sales associates, our Vacation Sales Center specializes in matching vacationers with rental properties perfect for their needs and rounding out guests' vacation plans with add-ons such as activities, lift tickets, and transportation. Our vacation counselors receive extensive training in the products and services we offer and build rapport with callers before using proven sales techniques to accomplish the sale. Agents utilize sophisticated yield management tools to maximize rental income at peak periods while making sure that appropriate value is offered during lower occupancy time frames. Complete vacation packages are desired by an increasing number of callers. To satisfy our guests and in order to generate incremental lodging bookings we have invested in the infrastructure that enables us to book all aspects of a guest stay including airfare, car rental or ground transfers, lift tickets and a variety of activities. By providing complete vacation packages we alleviate the "hassle" factor for our guests and assist them in creating cherished memories which in turn results in repeat business.

In-House Marketing Department

The Resort Group in-house marketing department, a unique department for a property management company, allows our vacation rental and hospitality oriented companies to build distinct brands and leverage extensive distribution channels, as well as swiftly react to changes in market conditions. Headed by Larry Mashaw, VP of Sales & Marketing, the marketing department consists of two full time employees; a Director of Internet Marketing, and a Visual Content Developer. Our extensive network of websites are all custom designed, developed and managed in-house, as well as ongoing advertising and guest outreach programs, such as email and post card campaigns. We design our own print collateral and media, and manage our own search engine optimization and pay-per-click campaigns. All property photography is handled by this department as well, keeping current images for over 400 different private homes, condominiums and townhouses.

All of our marketing efforts create brand awareness, generate leads to our Vacation Sales Center, and most importantly close sales through our robust websites which are directly tied to our sophisticated Property Management Software.
